Here in Merrick New York, we experienced an active real estate market in January 2023. For this report I’ll write about the lowest and highest selling homes in Merrick. Plus the overall statistics for the month.
The lowest selling price home was a charming Cape located at 1136 South Drive. It sold for $500,000. Although it was the lowest-priced home, it still offered plenty of value for the new owners. The home features an open concept on the first floor, two bedrooms on the second floor, and a partially finished basement. The property also has new driveways and a new walkway with gorgeous pavers.
On the other end of the spectrum, the highest selling home was a stunning new construction Colonial located at 1778 Yale Road. This luxurious property featured six bedrooms, 3.5 baths, a gourmet kitchen with a wine fridge, European wide plank white oak floors with black iron railings, nine-foot ceilings, and oversized closets. This property sold for a whopping $1.85 million. It’s easy to see why it commanded such a high price point.

For January 2023 in Merrick, there were 23 new listings. That brought the total available homes for sale to 52. Of those, 26 homes were sold, which is up from December 2022 when 23 homes were sold. These statistics show that the real estate market in Merrick is thriving and offering a lot of potential to buyers and sellers.
The pricing stats for Merrick this month are as follows:
– Average Selling Price is $740,961
– Median Selling Price is $685,000
– Average Original Listing Price is $770,880
– Median Original Listing Price is $686,700
