Hi! Here’s the Merrick real estate update for February 2023. Today I’m writing about the highest and lowest price homes that sold this past month in February; and go over some of general statistics for Merrick in the month of February. If you’re interested in that keep reading!

The lowest price home for this past month in February is a Banger this thing sold for under $500,000 and it is beautiful! I love it, it’s amazing! It is new construction on the inside and everything looks amazing. I’ll include a link for my video below so you can check out these properties yourself. The home has beautiful wood floors, great kitchen cabinets, and it still maintains some form of open concept with its design. It is a smaller home obviously, but it’s gorgeous and for the price point getting something under $500,000 in Merrick is hard to do! Especially one that looks as good as this! The home sold for $497,500. The new owners must be so ecstatic and so happy. I’m happy for them!

Now on the opposite end, we have another new construction Colonial with five bedrooms, three bath. Gorgeous inside and outside! You name it you’re gonna love it with this property. The home is brand spanking new; every detail meticulously attended from the moldings, stairs / railings, and finer details that showcase quality craftsmanship. One of my favorite parts of the home is the tub in the bathroom. Now I’m not one for bath, but I might have to check it out! But, I don’t think anybody’s going to be inviting me over anytime soon. LOL

Getting to some of the general market statistics for Merrick, New York, the average selling price for homes in this month was $750,166 dollars. Compared to the original list price of $798,765, you can see that what homes are being listed for and what they’re selling for are different the home prices from what is being listed and being sold for are significantly less for the month of February. Now that’s not an overall picture, so we can’t just look at one month. We have to look at the big picture of things; but I just wanted to share a little bit of what the month produces statistically. 18 total homes sold this past month in February 2023 for Merrick. That’s down from the 26 homes that sold in January. There were still 22 new listings that came up into the market in February, which brought the total available inventory to 41 homes. That’s still a nice number of homes to work with but the inventory is still low.
